Sun City is the community that started it all: Del Webb's original 1960 active-adult development west of Phoenix, credited as the prototype for the age-restricted master-planned golf community as a national housing category. Golf and virtually every other recreational amenity are owned and run by the nonprofit Recreation Centers of Sun City (RCSC), not by individual private clubs -- a structure that later spread to Sun City West and, in modified form, to Sun City Grand.
Golf Access
Does buying a home here include club membership?
Home ownership in Sun City ties you to RCSC's per-property recreation-card assessment, which grants base access to RCSC's facilities including all 8 golf courses -- but golf itself still requires a further, separately purchased pass on top of that assessment (see the Recreation Centers of Sun City Golf System anchor record for pricing detail).
Living in Sun City
Sun City's housing stock is almost entirely age-restricted single-family and patio homes built out over several decades starting in 1960, organized around RCSC's network of recreation centers and its 8 golf courses (South, North, Quail Run, Lakes East, Lakes West, Riverview, Willowbrook, Willowcreek). Union Hills Golf Club carries a Sun City address but is independently run, outside the RCSC system.
Costs & Fees
Figures below are labeled Current only when the source itself frames them as presently accurate. Everything else is labeled Historical — a source checked today does not make an old figure a current one.
HOA / association fee
Current$680
RCSC annual property assessment (recreation-card fee), reported per property per year, covering up to two qualified deeded owners with cardholder access to all RCSC facilities. Golf itself is a further separate charge -- see Recreation Centers of Sun City Golf System anchor.
Golf, bowling, and certain other recreation-center activities require additional separately purchased passes/cards on top of the base RCSC recreation-card assessment.
