PGA West is one of the Coachella Valley's largest and best-known golf developments, spanning six gated residential sub-communities and multiple courses designed by a roster of major architects (Pete Dye, Jack Nicklaus, Arnold Palmer, Tom Weiskopf, Greg Norman). Despite the strong golf branding, PGA West's own private club memberships are explicitly not bundled with home purchase -- an important distinction for a buyer drawn in by the name alone.

Golf & Course

Six courses are attributed to PGA West itself in prior research: the TPC Stadium Course (Pete Dye) and Jack Nicklaus Tournament Course, both historically used for professional/resort play, plus four private-membership courses -- Jack Nicklaus Private, Arnold Palmer Private, Tom Weiskopf Private, and the Greg Norman Course. This lineup and the current private/public split of each course were not independently re-verified this session.

Membership & Access

Does buying a home here include club membership?

No — homeownership does not automatically include membership. See details below.

Buying a home inside PGA West's gates does not include or require membership in any of PGA West's private clubs -- membership is a separate, application-based purchase. Live-verified this session via PGA West's own Century Golf Partners ownership structure and multiple independent membership-guide sources. This is the single most important proximity≠access fact in this entire batch.

Living in PGA West

Residential ownership at PGA West is organized under a PGA WEST Master Association plus several named sub-associations rather than one clean set of six identically branded villages: Residential Association I ('Res 1', ~1,354 condominiums plus 68 custom homes around the Palmer and Stadium courses), Residential Association II ('Res 2', homes at the Nicklaus Private course), and The Fairways (~1,150 single-family homes, itself containing the Residence Club, Signature, and Monterra neighborhoods) -- Res 1, Res 2, and The Fairways combine for a reported 3,188 properties. Two further named gated villages sit outside that combined figure: Legends (625 single-family homes along the Nicklaus Tournament and Weiskopf Private courses) and Greg Norman (180 single-family homes on Madison Street, built 2000-2005). The commonly cited 'six' branded communities most consistently correspond to the six golf courses themselves (Palmer Private, Nicklaus Private, Nicklaus Tournament, Weiskopf Private, Stadium, Greg Norman) rather than to six cleanly equivalent HOAs -- the real administrative structure (Master Association + Res 1 + Res 2 + Fairways [Signature/Monterra/Residence Club] + Legends + Greg Norman) has more named villages than that. This is a genuine partial resolution of the prior gap, not a clean single list of exactly six HOAs.

What Buyers Should Verify

  • Confirm the exact current course-to-membership mapping (which of the six courses are private-members-only versus tournament/resort play) directly with PGA West.
  • Obtain current initiation fees/dues for PGA West's private club memberships directly.
  • A future pass should split the aggregate PGA West community record into its real constituent associations (Res 1, Res 2, The Fairways, Legends, Greg Norman) rather than one undifferentiated community.

Notable

  • PGA West's six golf courses (Stadium, Jack Nicklaus Tournament, Jack Nicklaus Private, Arnold Palmer Private, Tom Weiskopf Private, Greg Norman) are confirmed across multiple sources.
  • Century Golf Partners and Hankuk Industry jointly acquired the entire 'PGA WEST Portfolio' (PGA West's six courses plus The Citrus Club's three courses, nine courses total, five clubhouses) on January 31, 2020 -- PGA West and The Citrus Club share the same corporate ownership despite separate membership branding.
  • Club membership is explicitly NOT required or included with a PGA West home purchase, despite the strong golf-brand name.
  • Residential ownership is organized as a PGA WEST Master Association plus Res 1, Res 2, The Fairways (Signature/Monterra/Residence Club), Legends, and Greg Norman -- more named villages than a clean 'six.'
  • PGA West's Stadium Course and Nicklaus Tournament Course are two of the three current host courses of the PGA Tour's The American Express (2026 edition, Jan 22-25), alongside La Quinta Country Club.
