Thinking About Living in Catamount Ranch & Club?

Catamount Ranch & Club is Steamboat Springs' only private golf course and one of Colorado's more distinctive mountain-golf-and-lake communities: an 18-hole, par-72 Tom Weiskopf design (7,088 yards) built alongside a 530-acre private lake, spread across a multi-thousand-acre gated development a few miles south of downtown Steamboat and about ten minutes from the ski area. Golf Digest has ranked it among Colorado's top ten courses. The development is organized into two residential enclaves -- Catamount Ranch (golf-oriented, estate parcels generally 6-8+ acres) and Catamount Lake (lake-oriented) -- and membership is a real, priced, two-tier system: a $100,000 non-refundable initiation fee and $17,300 in 2026 annual dues for Premier (golf) Membership, or a separate Lake Membership ($30,000 initiation, $8,050 in 2026 dues) that is currently sold out with an active buyer's waitlist.
Golf & Course
The course was designed by Tom Weiskopf with Phil Smith and opened for play in 2000, playing to a par of 72 across 7,088 yards, with several of Weiskopf's signature short par fours. It is regularly cited among Colorado's top-ranked courses (Golf Digest top-10 mentions in coverage of the club) and is the only private 18 holes in the Steamboat Springs golf market -- every other course in the market (Haymaker, Rollingstone Ranch) is public or resort-operated.
Membership & Access
Does buying a home here include club membership?
Catamount membership is not a condition of buying a home in Catamount Ranch or Catamount Lake -- multiple sources describe it as optional for residents, who 'have the option to join the Club.' It is also reachable as an add-on for owners at the unrelated One Steamboat Place condominium project roughly six miles away in downtown Steamboat, where buyers can add Catamount membership to their purchase as a separate, optional line item -- underscoring that Catamount access is sold and administered independently of any specific real estate transaction, whether inside or outside the Catamount development itself. Golf (Premier) Membership carries a $100,000 non-refundable initiation fee and $17,300 in 2026 annual dues; a discounted Junior Premier track lets members under 45 pay half the initiation fee upfront with the remainder due at 45. The separate Lake Membership ($30,000 initiation, $8,050 in 2026 dues) is currently sold out, with new applicants joining a waitlist via a $2,500 deposit.
Living in Catamount Ranch & Club
The development spans a large gated footprint (reported variously as roughly 3,200 to 4,000-plus acres across different sources) organized into two enclaves: Catamount Ranch, built around the golf course with estate parcels generally in the 6-8-plus-acre range, and Catamount Lake, built around the 530-acre private lake. Reported home pricing (roughly high-$700,000s to just over $1,000,000 per one real-estate source) should be treated cautiously given the large lot sizes typical of the community -- confirm whether a given listing reflects land, an existing home, or new construction before relying on that range.
Lifestyle & Amenities
Amenities include the Lake House fitness center, tennis and pickleball courts, a year-round hot tub, and the Lake House Grille, plus lake-based summer recreation (paddleboarding, kayaking, sailing, water skiing, and private stocked-trout fly fishing) exclusive to the private lake.
Location & Surrounding Area
Catamount sits roughly six miles south of downtown Steamboat Springs and about ten minutes from Steamboat Resort's ski base, in Routt County. It borders the separate Alpine Mountain Ranch & Club residential development (see buyer_notes) and is a short drive from Haymaker Golf Course, the market's public option.
