Kapalua vs. Makena: Two Very Different Maui Golf-Living Models

Kapalua and Makena are Maui's two most nationally recognized golf-resort names, but they represent fundamentally different ways golf and real estate connect. Kapalua built its reputation on decades of PGA Tour hosting and open, public/resort-access golf; Makena, redeveloped by Discovery Land Company from the former Maui Prince Hotel site, is deliberately private and access-restricted, closer in spirit to the company's Kukio property on the Big Island than to anything else on Maui.

Kapalua's Bay and Plantation Courses are open to any paying resort guest or member of the public - homeownership at Kapalua brings automatic Kapalua Resort Association membership, with golf itself available at an owner/resort rate or through optional Kapalua Club membership, not bundled in. Makena's North Course is entirely private: there is no public or resort-guest play, and even purchasing real estate within the Discovery Land Company development only makes an owner eligible to apply for club membership, which then requires separate approval and a reported roughly $300,000 initiation fee.

Tournament pedigree vs. privacy

Kapalua's national reputation rests heavily on 27 years (1999-2025) as the PGA Tour's season-opening host - a chapter that has now closed, with the Tour dropping the event for 2026 over drought-related course conditions and confirming in April 2026 that Hawaii will have no PGA Tour event from 2027 onward. Makena has never hosted a professional tournament under Discovery Land Company's ownership and is not built around that kind of public visibility at all; its value proposition is privacy and exclusivity rather than tournament pedigree.

Residential product and scale

Kapalua's residential product accreted over decades under Maui Land & Pineapple Company - oceanfront condominiums (Ironwoods, Golf Villas) alongside upland single-family neighborhoods (Pineapple Hill Estates) - within a roughly 1,650-1,800-acre resort. Makena's residential product is newer and more uniform, built in a single coordinated redevelopment (Kula Villas, Beach Cottages, Molokini Residences, Beach Club Residences) across the development's approximately 1,800 acres, with most transactions handled off-MLS through Discovery Land Company's own sales channel.
