Tumble Creek Club is ownership-gated: only people who already own property in the Tumble Creek village are even eligible to apply for golf membership, and eligibility still requires a separate $60,000 deposit on top of home purchase. Suncadia's broader Prospector and Rope Rider courses, by contrast, are open to the general public with no ownership requirement at all -- Suncadia property owners can optionally add a much lower-cost membership tier for priority access. Semiahmoo Golf & Country Club runs a third model entirely: membership is open equally to Semiahmoo Resort Association residents and to outside applicants, with a confirmed $6,500 single / $9,000 family initiation fee and no ownership prerequisite of any kind.
Setting and scale
Suncadia is a large, 6,400+ acre mountain master plan with nine residential villages and 36 holes of public/resort-guest golf plus Tumble Creek's separate private course -- an 80-90 minute drive from Seattle, oriented toward second-home and weekend-retreat buyers. Semiahmoo is a smaller, 1,100-acre oceanside peninsula with a single 18-hole course and 27 gated neighborhoods, a short drive from Bellingham and close to the Canadian border -- oriented toward coastal, marina-and-beach lifestyle buyers.
What changed recently
Both markets have live, material ownership/management changes worth factoring into any purchase decision. Tumble Creek was acquired by Escalante Golf from Suncadia in July 2026, a separate-ownership split from the broader resort it sits within. Semiahmoo's hotel side now operates under Wyndham's Trademark Collection brand (managed by Columbia Hospitality); this research found no evidence that change has altered the golf club's separate membership structure, but it is recent enough to warrant direct confirmation.
