San Jose is Jacksonville's clearest example of a residential neighborhood literally planned around a golf club: chartered in 1925 as San Jose Estates, a roughly 1,000-acre Florida Land Boom development designed by nationally prominent city planner John Nolen (with Philip Foster) for developer Charles W. Strickland. Nolen's radial street plan, with Spanish-city street names and a central Plaza del Sanchez, was meant to organize nearly 1,900 lots around major public buildings including a hotel, yacht club, school, church, and the San Jose Country Club itself. The 1926 land bust cut the larger plan short, but the club and much of the surrounding street pattern survived, and 24 structures from the original development are listed on the National Register of Historic Places as the San Jose Estates Thematic Resource Area.

Roughly 4.5 miles from downtown Jacksonville on the Southside, San Jose today is an established, mostly ungated historic district with no single HOA covering the whole neighborhood -- housing ranges from 1920s Spanish Revival bungalows to midcentury modern ranch homes to newer waterfront estates. Other notable landmarks that grew up alongside the original plan include The Bolles School and Epping Forest Yacht & Country Club.
