Talis Park's land began as tomato fields; construction started in December 2003 under original developer WCI Communities, which opened the property in 2006 as Tuscany Reserve, with a golf course already designed by Greg Norman and Pete Dye. WCI's 2008 bankruptcy stalled the community's build-out for several years. Kitson & Partners, a Palm Beach Gardens-based development firm, acquired the stalled project in January 2011 and relaunched it in 2012 under a new name and identity: Talis Park, a fusion of "talisman" and "park," evoking the great parks of Europe. Kitson rebuilt the club's positioning around the existing Norman/Dye course and added the Vyne House, a 33,000-square-foot clubhouse and community "village" that opened in 2015.

Today Talis Park is an approximately 460-acre gated community of roughly a dozen distinct neighborhoods — estate homes, waterfront villas, and resort-style condos and coach homes — organized entirely around the golf course and the Vyne House campus. For a golf-oriented buyer, the key structural fact is that club membership at Talis Park is not optional the way it is at many Naples equity clubs: every property owner is required to carry at least a Sports Membership, which provides clubhouse, dining, fitness, and social access (though not golf). Golf itself remains a separate, capped, and typically wait-listed Full Golf Membership on top of that mandatory baseline.

Golf & Course

The Talis Park course is one of only two courses nationally co-designed by Pete Dye and Greg Norman, who had previously worked together in 1994 on The Medalist Golf Club. At Talis Park, the front nine (holes 1-9) is credited to Dye and the back nine (holes 10-18) to Norman, giving the course a split design identity that is unusual for a single 18-hole layout. It plays to a par-72 across 7,015 yards, uses Sea Dwarf Paspalum turf, and features uncommon elevation change for Southwest Florida along with Mediterranean-style stacked-stone bunkering and water features. The par-3 9th, ending in a peninsula green, and the dramatically landscaped 10th are frequently cited as the course's signature holes.

Membership & Access

Does buying a home here include club membership?

Yes — homeownership requires club membership.

Talis Park uses a two-tier mandatory structure that is worth understanding clearly before buying: every property owner is required to hold at least a Sports Membership (reported around $65,000 initiation and roughly $10,000 in annual dues in 2026 third-party club-cost sources), which grants dining, fitness, wellness, racquet-sports, and social access but not golf privileges beyond limited use. Full Golf Membership — the only membership tier that includes unrestricted golf — is a separate, additional purchase capped at 325 members, with a 2026 initiation fee of $225,000 and roughly $24,725 in annual dues; because it is capped, it commonly carries a waitlist. Some resale homes come with a transferable Full Golf Membership attached, which lets a buyer step into golf privileges immediately rather than joining the waitlist — a detail that can materially affect both price and timeline for a specific listing and should be confirmed for any home under consideration.

Living in Talis Park

Talis Park spans roughly 460 acres and is built entirely around its golf course and the Vyne House clubhouse/village complex, with residences in a Santa Barbara, Spanish Eclectic, and West Indies architectural blend across roughly a dozen named neighborhoods — estate homes, waterfront villas, and resort-style condominiums and coach homes. As of late 2025 market data, homes have ranged from roughly $700,000 for smaller condo product up to $10 million-plus for larger estates, with a median sale price in the $1.5-2 million range. Because the community carries a mandatory club-membership requirement for every owner, HOA obligations and club Sports Membership costs both factor into total ownership cost, separate from any golf-membership decision.

Lifestyle & Amenities

TennisFitness centerPoolSpaDiningPractice facility

The Vyne House, opened in 2015, functions as Talis Park's central gathering space, blending indoor and outdoor areas and housing a resort-style pool, boutique spa, fitness center, and multiple dining and event venues. A separate sports-park facility handles tennis, bocce, lap swimming, and family amenities including a children's pool and playground. Kitson & Partners has continued to expand the campus, including adding condominium residences immediately adjacent to Vyne House and the community's Great Lawn.

Location & Surrounding Area

Talis Park sits in North Naples, Collier County, within the same broad golf corridor as Naples' other marquee equity and bundled clubs — Mediterra and Grey Oaks to the south, Quail West and TwinEagles nearby to the east, and Bay Colony Golf Club and Pelican Marsh Golf Club closer to the Gulf coast.

What Buyers Should Verify

  • Current mandatory Sports Membership initiation fee and annual dues directly with the club — figures on this page for that tier come from third-party 2026 club-cost aggregators, not a primary club document pulled this session.
  • Current Full Golf Membership waitlist length and whether a specific resale listing carries a transferable Full Golf Membership.
  • Whether a listing sits in original Tuscany Reserve-era construction or later Kitson-era phases, which can affect architectural style and build vintage.
  • Current HOA fees and any CDD assessments tied to the property, separate from club dues.

Notable

  • The property opened in 2006 as Tuscany Reserve under original developer WCI Communities; after WCI's 2008 bankruptcy stalled construction, Kitson & Partners acquired and relaunched it as Talis Park in 2011-2012.
  • The golf course is one of only two nationally co-designed by both Pete Dye and Greg Norman, split between Dye's front nine and Norman's back nine.
  • Every Talis Park property owner is contractually required to carry at least a Sports Membership — golf itself remains a separate, capped 325-member tier.
  • The Vyne House clubhouse, opened in 2015, is a 33,000-square-foot "village" complex rather than a traditional single clubhouse building.
