Looking for a Golf Community in Tallahassee?
US Golf Living can connect you with a local real-estate specialist who knows Tallahassee's golf communities.
Tallahassee's golf-living market centers on two private clubs with very different stories: Golden Eagle Country Club, a Tom Fazio-designed course at the center of the gated, roughly 800-home Golden Eagle Plantation in northeast Tallahassee, and Killearn Country Club -- rebranded The Killearn Club in 2023 -- the 27-hole, tournament-pedigreed anchor of Killearn Estates, one of the city's largest and oldest master-planned neighborhoods (roughly 3,800 homes, ~12,000 residents), currently mid-renovation under new ownership. Both clubs sell membership separately from real estate: buying a home in either neighborhood does not include, require, or guarantee golf access.
Golf Character
The two clubs represent genuinely different models. Golden Eagle is the more conventional Florida gated-community club: a manned-gate, purpose-built development organized entirely around its Fazio course, with capped membership categories (Full Family Golfing limited to 450, Associate limited to 100) and no meaningful history outside the local market. Killearn is older (1967, architect Bill Amick) and carries real national tournament history -- it hosted the PGA Tour's Tallahassee Open and the LPGA Tour's Centel Classic every year from 1969 to 1989 -- but fell into member-reported financial distress before being purchased by new owner David Cummings in March 2022 for $2.6 million and rebranded The Killearn Club in 2023, with a phased renovation (new clubhouse, restaurant, pool, tennis/pickleball, a 2023-2024 course redesign led by Chris Wilczynski, ASGCA) rolling out through 2024-2026 alongside a reintroduced tiered membership structure.
Membership & Access Patterns
Neither club bundles golf with homeownership. Golden Eagle Country Club's HOA (Golden Eagle Plantation) and the country club are legally separate organizations; the club's own membership page lists named categories (Full Family Golfing, Junior Executive Golf, Non-Resident, Associate, Single, and a non-golfing Swimming/Tennis/Dining tier) but does not publish fees. Killearn Estates is not gated at all, and The Killearn Club's tiered membership -- per owner David Cummings' own public statements -- carries roughly $15,000-$75,000 initiation and $500-$1,100/month dues depending on tier, figures from the owner's statements rather than a published official rate card. Neither club's current membership-waitlist status was confirmed this session.
Housing & Community Patterns
Golden Eagle Plantation homes run roughly $400K-$1M, with golf-front and lakefront lots at the top of that range, per a third-party real-estate estimate rather than an official developer price list; HOA fees are reported around $65-$80/month by listing aggregators but were not confirmed against an official association source. Killearn Estates, being a much larger and older neighborhood, reports an average home price around $421K as of 2025 per local market reporting (Manausa Real Estate); it is not gated and is served by the Killearn Homes Association, which runs its own separate community swim/tennis club distinct from the golf club.

What Buyers Should Verify
- Confirm current initiation fees, dues, and membership-category availability directly with each club -- neither publishes an official rate card, and Killearn's reported figures come from the owner's public statements rather than a rate sheet.
- At Killearn, confirm which renovated amenities are actually complete and open, given the phased 2024-2026 rollout.
- Do not assume homeownership in Golden Eagle Plantation or Killearn Estates includes or guarantees club membership at either club.
Notable
- Killearn Country Club hosted the PGA Tour's Tallahassee Open and the LPGA Tour's Centel Classic every year from 1969 to 1989.
- Killearn Country Club was purchased by owner David Cummings in March 2022 for $2.6 million and rebranded 'The Killearn Club' in 2023, with a multi-year renovation rolling out through 2024-2026.
- Golden Eagle Country Club caps its primary membership categories (450 Full Family Golfing, 100 Associate).
