What to Independently Verify
Confirm whether equity club membership is contractually required of homeowners directly with the club; initiation fees and dues were not published in sources reviewed this session. Sources found this session conflict on how automatically membership follows a property purchase: some describe membership as generally available to any buyer (subject to vetting), while others caution that listings marketed as 'club membership available' signal membership is separate from title and should be confirmed per-property. A 2023 Vero News article headlined 'Scarcity of golf memberships rough on newcomers' suggests membership scarcity/waitlist pressure is a live issue at Vero Beach private clubs generally; the full article could not be retrieved this session to confirm specifics for John's Island. Confirm current membership availability, vertical-membership eligibility, and any waitlist directly with the club for any specific property.
