Old Toccoa Farm is a nationally recognized 18-hole golf course and the only 24-hour guard-gated community in Fannin County, sited along more than 4,000 feet of the Toccoa River near Blue Ridge. Originally conceived before the 2008 financial crisis as an upscale residential golf community, it was foreclosed during the recession and restarted by new ownership beginning in 2013; today it is an active, selling residential development with a required Resident Membership for property owners, confirmed via the developer's own membership page.
Golf & Course
Designed by Dave Axland and Dan Proctor (working as 'Bunker Hill Golf'; one source also credits Jack Dredla as a co-designer, unconfirmed independently), the course plays to 6,707 yards at par 72 across a 400+ acre site with more than 300 feet of elevation change plus flat river-bottom holes along the Toccoa River. Nine holes opened in 2015; the full 18 opened in 2019. Ranked the 8th-best new course in America by Golf Digest (2020) and profiled by The Fried Egg and multiple golf-architecture outlets.
Membership & Access
Does buying a home here include club membership?
Property owners must hold a Resident Membership -- membership is required, not optional, as a condition of owning here. Non-Resident Membership is available by application but will eventually be capped; Corporate Membership is also offered. The course additionally welcomes public play (reservable a week in advance) up to six days a week, so non-owners can play without membership, but do not receive any ownership-linked access rights.
