Maui's golf-living market is not one neighborhood but four distinct resort corridors strung along the island's leeward (west and south) coasts, each built by a different developer with a different access philosophy: Kapalua in the far northwest, Kaanapali just south of it, Wailea on the South Shore, and Makena at the southern end of that same shore. All four share Maui's fundamental geography and climate advantages - dry, sunny leeward coastline, ocean and West Maui Mountains views, and proximity to some of Hawaii's most consistently ranked beaches - but they differ meaningfully in how golf access actually works, which matters more here than in most mainland golf markets because none of Maui's anchors is a simple 'buy a home, get a membership' bundled-golf community.

Kapalua's golf identity has historically been built on national tournament prestige (27 years as the PGA Tour's season opener) rather than private-club exclusivity - its golf is resort/public access, and that tournament pedigree itself changed materially in 2025-2026, with the PGA Tour dropping the event over drought-driven course conditions and then ending Hawaii's PGA Tour presence entirely starting in 2027. Kaanapali, Hawaii's first master-planned resort (1962), is similarly public/resort golf, with its golf-residential tie carried entirely by the gated Kaanapali Golf Estates enclave rather than by any club membership. Wailea runs three public/semi-private courses but layers a real, legally structured membership-eligibility system on top, tied to ownership in specific designated developments - a genuine, if selective, barrier to entry. Wailea is the market's clearest example of a genuine, resident-linked barrier to entry: full golf membership eligibility is restricted by a legal Settlement and Release agreement to owners of 13 specifically designated Wailea developments, with other properties eligible only for a lesser rate or nothing. Makena is fully private: real estate ownership within the Discovery Land Company development is a prerequisite even to apply for club membership, which then requires separate approval and a reported six-figure initiation fee.

Housing & Community Patterns

Housing types vary by corridor as much as access does. Kapalua and Kaanapali both mix oceanfront/golf-front condominiums (Ironwoods, Kapalua Golf Villas, the Vintage) with single-family estate lots (Pineapple Hill Estates, Kaanapali Golf Estates, Lanikeha). Wailea's Old Blue Course corridor is Maui's densest concentration of purpose-built, golf-fronting gated communities, ranging from 1979-era small-lot estates (Wailea Fairway Estates) to 2007-era attached duplex product (Kai Malu). Makena's residential product is the newest and most uniformly ultra-luxury of the four, built entirely as part of one master private-club redevelopment rather than accreted over decades.

All four corridors share Maui's leeward-coast lifestyle draw - consistently sunny weather, beachfront access, and resort-caliber dining and spa amenities - but differ in scale and privacy. Kapalua and Kaanapali sit within larger, more public-facing resort areas with multiple hotel brands and public beach access points; Wailea similarly hosts several luxury hotel brands alongside its golf communities; Makena is comparatively the most private and secluded, positioned by its developer as a members-only, multi-generational family retreat rather than a public resort destination.

Geography & Getting Around

Kapalua and Kaanapali sit on West Maui's leeward coast, roughly 25-40 minutes from Kahului Airport depending on traffic through Lahaina. Wailea and Makena sit on the South Shore in the Kihei-Wailea-Makena corridor, roughly 20-35 minutes from the airport in the opposite direction. The two coasts are not directly connected by a coastal road around West Maui's northern tip, so West Maui (Kapalua/Kaanapali) and South Maui (Wailea/Makena) function as practically separate day-to-day markets despite both islands both being part of the same overall Maui golf market.
