Whitetail Club is a private residential golf community on the south shore of Payette Lake in McCall, in Idaho's West Central mountains. Its 18-hole, par-72, 7,200-yard course was designed by Roger Packard with two-time U.S. Open champion Andy North and opened in 2002; it has since been named to Golfweek's Best Resort Courses list and Golf Digest's America's 100 Greatest Courses.
The club's own site is explicit that property ownership and club membership are linked: Resident Full Members -- described as 'Whitetail Club property owners' -- get the complete range of amenities plus golf-specific privileges (priority tee times, a 30-day advance booking window, locker and bag storage, GHIN handicap, expanded guest play), while Resident Social/Sport Members (also property owners) get broader amenity access with limited golf play, capped at six rounds a season. A newer Non-Resident Full Membership option now lets non-owners join as well, but the core residential model remains: owning in Whitetail Club comes with a membership requirement, not merely an option to apply.
In 2025 the club launched Legacy Ranch, a 365-acre, 36-homesite enclave within the larger roughly 1,600-acre Whitetail Club property -- fourteen lots on Red Ridge with westward views and the rest spread across the valley floor, ranging from 5 to 21 acres and priced from $400,000 to $1,375,000 for the homesite alone. Whitetail Club's founder, Joe Scott, has said the community traces back to childhood summers at his grandparents' McCall cabin, and Whitetail Club members today get access to the nearby historic Shore Lodge resort and its adjoining Cove spa as part of the broader membership package.
Golf & Course
The Roger Packard/Andy North design plays 7,200 yards to a par of 72 at roughly 5,000 feet of elevation in the Salmon River Mountains foothills, and is considered one of the state's top resort-caliber courses (Golfweek Best Resort Courses 2016; Golf Digest America's 100 Greatest Courses).
Membership & Access
Does buying a home here include club membership?
Property ownership in Whitetail Club requires membership -- there is no option to own a home here and simply decline to join. Resident Full Membership is the club's primary golf tier (initiation and dues found this session, though not from the club's own published fee schedule -- see buyer_notes); Resident Social/Sport Membership suits owners who golf occasionally, capped at six rounds a season; and a newer Non-Resident Full Membership extends the complete amenity package to people who don't own property in the community at all, which means golf access and property ownership are linked for owners, but not the only path in for a prospective member.
Living in Whitetail Club
Whitetail Club's roughly 1,600-acre footprint includes established neighborhoods (including an area marketed as The Fairways at Whitetail Club) and the newer Legacy Ranch enclave (2025, 36 homesites on 365 acres, $400,000-$1,375,000 per homesite). The club sits between the Salmon River Mountains and the south shore of Payette Lake.
Lifestyle & Amenities
Beyond golf, members get the Fish & Swim Club, an indoor tennis and fitness center, private Payette Lake beach access, and -- through the club's tie to McCall's historic Shore Lodge resort -- access to Shore Lodge itself and its adjoining Cove spa.
Location & Surrounding Area
Whitetail Club sits at 501 West Lake Street in McCall, Valley County, on the southern shore of Payette Lake, roughly 100 miles north of Boise.
Costs & Fees
Figures below are labeled Current only when the source itself frames them as presently accurate. Everything else is labeled Historical — a source checked today does not make an old fee a current one.
Golf membership initiation
Historical$90,000
Reported Resident Full Member initiation fee on a club-affiliated PGA head-golf-professional job-posting page, not the club's own published fee schedule. A separate third-party aggregator (Country Club Magazine) published a much higher, explicitly-labeled-as-rumored range ($500,000-$1,000,000) for a 'Full Golf Membership' -- treat that figure as unverified rumor, not fact; the two sources conflict and neither is the club's own fee sheet.
Annual dues
Historical$14,400
Reported Resident Full Member annual dues on a club-affiliated PGA head-golf-professional job-posting page, not the club's own published fee schedule; treat as indicative only.

What Buyers Should Verify
- Confirm current Resident Full Member initiation fee and annual dues directly with Whitetail Club -- the $90,000/$14,400 figures found this session came from a club-affiliated PGA job-posting page, not an official published fee schedule, and a third-party aggregator separately published much higher, explicitly-labeled-as-rumored figures ($500,000-$1,000,000) that should not be treated as fact.
- Confirm whether the Non-Resident Full Membership category changes the 'membership required for property owners' analysis in any way for a buyer specifically evaluating a home purchase.
- Confirm current Legacy Ranch homesite availability and build requirements directly with Whitetail Club -- pricing found this session ($400,000-$1,375,000 for homesites) reflects the 2025 launch and may not be current.
Notable
- Whitetail Club's course has been named to Golfweek's Best Resort Courses (2016) and Golf Digest's America's 100 Greatest Courses.
- Whitetail Club's own site describes Resident Full and Resident Social/Sport membership as available specifically to 'Whitetail Club property owners,' documenting a genuine property-tied membership requirement.
- Legacy Ranch (2025) is a new 36-homesite, 365-acre enclave within Whitetail Club's roughly 1,600-acre footprint, with homesites priced $400,000-$1,375,000.
- Whitetail Club members get access to McCall's historic Shore Lodge resort and its adjoining Cove spa.
