Thinking About Living in Tournament Club of Iowa?

Tournament Club of Iowa (TCI) is the state's only Arnold Palmer Signature Design course, opened in 2003 across roughly 500 dramatic acres of bluffs and ravines between Big Creek Dam and Saylorville Lake, just north of Des Moines. Designed by the Arnold Palmer Design Company with Ed Seay, the course occupies about 230 of the development's 500 acres, with the remaining acreage built out as the Tradition neighborhood -- marketed directly by the club as 'Central Iowa's most exciting residential golf community,' offering everything from executive single-family homes to multi-family townhomes on home sites threaded through the golf routing (including lots directly on hole 15).
Golf access here is entirely public and daily-fee -- there is no membership program -- so the qualifying case for TCI rests on the depth of its purpose-built residential integration rather than any private-club barrier. The club itself has real tournament pedigree: it hosted the PGA Tour Champions' Principal Charity Classic in 2005 (the only year the event was not played at Glen Oaks or, since 2013, Wakonda Club) and has also hosted Iowa Amateur events.
Golf & Course
An Arnold Palmer Signature Design (Arnold Palmer Design Company with Ed Seay), opened in 2003, playing to a par of 71 through woodlands and dramatic terrain between Big Creek Dam and Saylorville Lake. It hosted the PGA Tour Champions' Principal Charity Classic in 2005.
Membership & Access
Does buying a home here include club membership?
TCI is a daily-fee public course with no membership program of any kind -- Tradition residents play on the same terms and pay the same rates as any other public golfer. No evidence of a resident-only rate or priority booking program was found.
Living in Tournament Club of Iowa
The Tradition neighborhood (centered on Tradition Drive) is explicitly marketed by the club as its residential golf community, with home sites built directly along the course -- including some backing to hole 15 -- ranging from executive single-family homes to townhomes, built out by multiple local builders including Brenner Built Homes.
Lifestyle & Amenities
A renovated 12,000-square-foot clubhouse sits above the golf course with valley views, the TCI Bar and Grill, two bar/dining areas, and year-round AboutGolf simulators.
Location & Surrounding Area
Polk City sits between Saylorville Lake and Big Creek Lake just north of Des Moines, giving TCI and Tradition a more rural, lake-adjacent setting than the metro's other golf communities.
