Looking for a Golf Community in Lawrence, Manhattan, Topeka & Remaining Regions?
US Golf Living can connect you with a local real-estate specialist who knows Lawrence, Manhattan, Topeka & Remaining Regions's golf communities.
This region covers Lawrence, Manhattan, Topeka, Salina, and the rest of Kansas outside the Kansas City metro and Wichita clusters — geographically the largest area US Golf Living researched in Kansas, but by far the thinnest for golf-oriented residential living. Nearly the entire region's golf inventory is made up of historic, member-owned or public/municipal courses with no developer-built residential arm: Kansas State University's Colbert Hills and the public Stagg Hill Golf Club in Manhattan, and century-old member clubs in Topeka (Topeka Country Club, 1905; Shawnee Country Club, a Donald Ross design from 1915), Salina (Salina Country Club, 1911), and Lawrence itself (Lawrence Country Club, 1914). None of these has a documented residential-development tie of the kind this site tracks.
The one clear exception is Lawrence's Alvamar development, now centered on The Jayhawk Club. What started as a single golf course in 1968 grew into a 3,000-plus-acre, 30-plus-subdivision residential development across west Lawrence — reportedly the largest single, primarily residential development in a U.S. city Lawrence's size — and the golf course's ongoing condition is, as of 2026, literally the subject of active litigation brought by adjacent homeowners over their property values. That makes Lawrence the one genuinely golf-anchored residential submarket in this region; everywhere else, golf and residential development exist side by side without a real documented connection between them.
Golf Character
Outside Lawrence, this region's golf character is defined by longevity and civic status rather than residential ambition — clubs founded in the early 1900s to 1968 that remain what they always were: member-owned or public recreational facilities, several with real design pedigree (Donald Ross at Shawnee, a Perry Maxwell redesign at Lawrence Country Club, a Jim Colbert co-design at Colbert Hills) but none built as, or evolved into, the anchor of a purpose-built residential community.
Membership & Access Patterns
The Jayhawk Club in Lawrence is a private, non-equity club with Golf and Social membership categories, open to application and not bundled with any specific home purchase in the surrounding subdivisions. Manhattan's Colbert Hills (Kansas State University-owned) and Stagg Hill (public) are open, pay-to-play public courses. Topeka Country Club, Shawnee Country Club, Salina Country Club, and Lawrence Country Club are private member clubs with no residential-purchase connection found in research.
Geography & Getting Around
Manhattan, Topeka, and Salina were each researched individually per the region's candidate list and found to have no qualifying golf-residential anchor — an honest outcome given each city's golf inventory is dominated by the old-guard club pattern described above. Garden City and the rest of western/rural Kansas were checked and found to have no golf-residential candidates at all; none is forced into this dataset.
Nearby Alternative Markets
The Kansas City Metro & Johnson County market (also researched in this Kansas build) has a much denser concentration of golf-anchored private communities; this region's single Lawrence anchor is roughly 35-40 miles west of that market.

What Buyers Should Verify
- Revisit the Jayhawk Club/Alvamar litigation outcome once resolved — it could materially change the course's future acreage and use.
- Garden City and western/rural Kansas were checked but not exhaustively canvassed community-by-community; a future pass could re-check if new development arises.
Notable
- Lawrence's Alvamar/Jayhawk Club development is a 3,000-plus-acre, 30-plus-subdivision residential development that grew from a single 1968 golf course — reportedly the largest single, primarily residential development in a U.S. city Lawrence's size.
- Five historic clubs researched in this region (Colbert Hills, Stagg Hill, Topeka Country Club, Shawnee Country Club, Salina Country Club) plus Lawrence Country Club were confirmed to have no residential-development connection and were excluded.
