The Lake of the Ozarks is Missouri's largest man-made lake and its most golf-dense recreational region, with a genuine cluster of architecturally credentialed courses within a roughly 20-minute drive of one another: Jack Nicklaus's Club at Porto Cima, Tom Weiskopf's Old Kinderhook, and Arnold Palmer's Osage National. Unlike a single-city metro market, this is a lake-recreation economy first -- boating, second homes, and tourism -- with golf as one of several major draws rather than the primary reason most buyers arrive. That said, the region supports a real, if modest, private/semi-private golf-residential ecosystem distinct from the lake's much larger stock of ordinary lakefront housing with no golf tie at all.

A critical finding from this research pass: the well-known "Four Seasons" name at the lake actually refers to two separate entities that must not be conflated. The Four Seasons Lakesites Property Owners Association is a large, 1971-incorporated nonprofit HOA covering roughly 7,200 properties across Shawnee Bend and Horseshoe Bend, whose dues fund general lake-lot amenities (pools, tennis, a recreation center) -- it does not itself own or operate any golf course. The separately-branded Lodge of Four Seasons resort (recently sold, 2024-2025, to PRP-Ozark V LLC/Magna Hospitality Group, a fully distinct corporate ownership line from the POA) operates two golf courses, The Cove and The Ridge, sold to resort guests and property owners on essentially the same terms -- a resort-access model, not a bundled residential benefit. Both entities trace back to the same 1960s Koplar family development and share the Four Seasons name, but they are legally, financially, and operationally separate today, and neither was found to meet this site's qualification bar -- see the Lake of the Ozarks exclusions for the full reasoning.

Golf Character

The three qualifying anchors each take a different access approach: Porto Cima is application-based private membership (the lake's only private course, per the club's own marketing); Old Kinderhook and Osage National both sell golf membership to homeowners as an optional, separately-priced add-on rather than a bundled benefit, while also functioning as resorts open to the public.

Submarkets & Neighborhood Clusters

All three anchors sit within Camden or Miller County, clustered around Camdenton, Lake Ozark, and Sunrise Beach -- close enough that a buyer comparing them is realistically comparing three distinct communities rather than three sub-markets.

Membership & Access Patterns

No Lake of the Ozarks anchor researched here bundles or requires golf membership as a condition of buying a home. The strongest access model is Porto Cima's tiered private membership; Old Kinderhook and Osage National are closer to a resort-plus-optional-homeowner-discount model.

Housing & Community Patterns

Home prices span a wide range across the three communities: Old Kinderhook starts in the mid-$90,000s for condos/villas up to $1M+ estates; Porto Cima runs from roughly $320,000 townhomes to multimillion-dollar lakefront estates; Osage National is comparatively tighter, roughly $600,000-$785,000 for single-family homes.

Geography & Getting Around

The Lake of the Ozarks sits roughly midway between St. Louis and Kansas City (both about a 2.5-hour drive), making it a popular second-home and retirement lake destination for buyers from both metros.

Notable

  • The Four Seasons Lakesites Property Owners Association and the Lodge of Four Seasons resort share a name and a 1960s Koplar-family origin but are confirmed to be two separate, unrelated entities today -- see this market's exclusions for detail.
