The Omni Mount Washington Resort is the grand hotel and golf resort anchoring Bretton Woods, a village within the town of Carroll in New Hampshire's Coos County. Built in 1902 and now a National Historic Landmark, the Mount Washington Hotel hosted the 1944 Bretton Woods Conference that created the IMF and World Bank, and today operates as an Omni-branded AAA Four/Five-Diamond resort with the White Mountains' most storied golf pedigree: the 18-hole Mount Washington Course, a Donald Ross design completed in 1915 and restored to Ross's original plans by Brian Silva in 2008, independently ranked the #1 public course in New Hampshire by Golfweek in 2026 and a Golfweek 'Best Course You Can Play' honoree since 2009. A second, shorter Mount Pleasant Course (1895, Alex Findlay, updated in 1989 by Cornish & Silva with input from Gene Sarazen and Ken Venturi) runs alongside the Ammonoosuc River.
Unlike most other single-anchor markets on this platform, Bretton Woods has a real, decades-old residential layer physically built onto the resort's own grounds. The Bretton Woods Property Owners' Association, a master HOA formed in 1987, governs roughly 313 units spread across ten phase associations - Fairway Village, Mt. Washington Place, Dartmouth Ridge, Stickney Circle, and others - several of which, Fairway Village in particular, sit directly along the golf course fairways with golf-course and mountain views. This is a genuine golf-adjacent residential community, not a manufactured one.
What keeps this from being a bundled-access club, however, is that the Bretton Woods Club's golf membership (Full and Limited categories, offering everything from complimentary green fees and priority tee times to a handful of non-transferable rounds) is a resort product purchased separately, with no evidence found in this research pass that owning a home or condo in any of the ten phase associations includes, requires, or discounts that membership. A buyer drawn to Bretton Woods for golf should expect to buy real estate and golf access as two separate transactions.
Golf & Course
The Mount Washington Course is a 7,004-yard, par-72 Donald Ross design completed in 1915, restored to Ross's original routing, plateau greens, and canted bunkering by noted architect Brian Silva in 2008. It has been named Golfweek's 'Best Course You Can Play in New Hampshire' every year since 2009 and was ranked the #1 public course in the state and #160 among America's best resort courses by Golfweek in 2026. The shorter 9-hole, par-35 Mount Pleasant Course dates to 1895 (Alex Findlay) and was reworked in 1989 by Cornish & Silva with input from Gene Sarazen and Ken Venturi; it runs along the Ammonoosuc River with views of the Presidential Range.
Membership & Access
Does buying a home here include club membership?
Golf at Bretton Woods is not resident-only or bundled to homeownership. Resort guests can play as green-fee visitors, and the Bretton Woods Club sells a separate paid membership (Full Golf Membership, with complimentary green fees and priority tee times, or a Limited Golf Membership with a set number of non-transferable rounds) open through the resort's membership office; this research pass found no publicly listed initiation fee or annual dues figure, and no evidence that membership is restricted to, or automatically granted to, owners of homes in the surrounding phase property owners' associations. Homeowners in Fairway Village and the other nine BWPOA phase associations get the same access to the golf course as any other member of the public: by paying for a round or joining the club separately.
Living in Omni Mount Washington Resort
The Bretton Woods Property Owners' Association, formed in 1987, is the master HOA over ten smaller phase property owners' associations built on and around the resort's golf and ski terrain: Crawford Ridge (22 units), Mt. Washington Place (105 units), Dartmouth Ridge (30), Presidential View (11), Fairway Village (50), River Front (12), Mountain View (15), Stickney Circle (48), Mt. Madison (10), and Stone Hill (10) - roughly 313 units in total. Fairway Village, duplex townhomes and condos built directly along the golf course, is the phase most explicitly marketed on its golf-course frontage and views; see the Fairway Village at Bretton Woods community record for detail. Several other phases are oriented more toward the ski mountain than the golf course, and this research pass did not independently verify each phase's specific relationship to the golf grounds.
Lifestyle & Amenities
Bretton Woods is a genuine four-season resort community: New Hampshire's largest ski area sits on the same grounds as the golf courses, and the Omni Mount Washington Resort & Spa supplies full-service dining, a spa, and hotel amenities that many of the surrounding condo owners can access through resort programs. The village sits on Route 302 in the heart of the White Mountains, a short drive from Crawford Notch and from the town of Twin Mountain.
Location & Surrounding Area
