The club (owned by the Mandelbaum family, developer entity Dells Inc.) has publicly proposed a housing development on 36 acres adjacent to the golf course -- most recently scaled back from 247 to roughly 230 units (128 townhouses, 84 condominiums, 33 single-family 'golf villas,' 2 single-family lots) as of a September 2025 report, still awaiting a Clarkstown zoning change as of this research. This is a real, sourced, currently-proposed project, NOT a confirmed built or operating residential-bundling relationship -- do not treat it as an existing amenity. If it proceeds, it would likely become a genuine residential_integration case in a future refresh; for now the club qualifies on its own current private-club barrier-to-entry terms.
