The Clubs of Cordillera Ranch (Jack Nicklaus Golf Club)

What to Independently Verify

RESOLVED this pass, correcting a materially important field: golf club membership at Cordillera Ranch is NOT bundled with homeownership. Base HOA/property-owner association dues (reported $2,400-$2,700/yr per a real-estate area-guide source, not an official HOA rate sheet) cover community maintenance and gate operations only; access to the golf course, dining, and recreational facilities requires purchasing a separate master membership with its own initiation fee (aggregator-reported $50,001-$75,000) and annual dues (aggregator-reported $5,001-$10,000). access_type has been corrected from the prior batch's 'bundled' to 'membership_optional' to reflect this -- 'bundled' materially overstated what homeownership actually includes. This is exactly the proximity-is-not-access distinction the brief requires never be blurred. Both the HOA-fee and golf-membership-fee figures come from real-estate-blog/aggregator sources rather than an official Cordillera Ranch rate sheet and should be treated as directional, not confirmed-current. This anchor was re-researched in a targeted San Antonio completion pass on 2026-09-21 with live WebSearch access (the prior full-depth pass had exhausted its shared session WebSearch budget before running any queries). WebFetch remained EGRESS_BLOCKED for club/HOA domains this session as in every prior state, so findings rely on WebSearch result snippets and the source URLs they cite, not full-page fetches.
