Glade Springs was developed beginning in 1972-74 by Cooper Land, an Arkansas developer, with its flagship Cobb Course (George Cobb and Tom Clark) opening in stages in 1972-73 -- the only course to carry George Cobb's own name, later rated Golf Magazine's #1 course in West Virginia in 2007. Elmer Coppoolse's EMCO Hospitality acquired and expanded the resort in the early 2000s before selling a 92.5% stake to Governor/Senator Jim Justice's Justice Family Group in 2010; EMCO continued managing the property under Justice ownership until 2024, when a new management company (Pyramid Global, installed mid-2024) took over operations.

The community's current situation is genuinely complex and is documented here honestly rather than glossed over. In January 2025 the Justice family announced its intent to separate from Glade Springs and retained CBRE Group to market the resort operating company for sale; no completed transaction was found as of this research. Separately, Justice Holdings LLC -- a related entity that still holds a substantial number of unsold Glade Springs Village lots -- has been locked in a multi-year legal dispute with the Glade Springs Village Property Owners Association over unpaid common-area assessments exceeding $6 million; a scheduled October 2025 foreclosure auction of those lots was halted by the West Virginia Supreme Court, and a May 2026 decision sent the case back to the circuit court for further findings rather than resolving it. Despite this, the golf courses and residential neighborhoods continue operating on a day-to-day basis under normal rate sheets and POA services.

For a golf-oriented buyer, Glade Springs offers a genuinely bundled-access model across roughly 750 homes in three named neighborhoods: mandatory POA dues automatically include complimentary greens fees on the Stonehaven and Woodhaven courses, while the resort's original Cobb Course and its broader amenity base (pool, fitness, dining, indoor tennis/pickleball) require a separate, optional Golf & Country Club membership.

Golf & Course

The Cobb Course (George Cobb and Tom Clark, opened in stages 1972-73) is Glade Springs' founding, resort-private course and the only course to carry George Cobb's name -- rated Golf Magazine's #1 West Virginia course in 2007. Stonehaven (Tom Clark, 2003) winds around the 70-acre Lake Chatham. Woodhaven (Ault, Clark & Associates with James Cervone, 2010) runs through wooded terrain along the Glade Creek Gorge and is the community's newest course.

Membership & Access

Does buying a home here include club membership?

Yes — homeownership requires club membership.

Buying in Old Glade, Stonehaven, or Woodhaven makes POA membership mandatory, and that membership automatically includes complimentary greens fees on the Stonehaven and Woodhaven courses -- a genuine bundled-golf mechanism. The Cobb Course and the resort's broader amenity base (pool, Leisure Center fitness/tennis/pickleball, dining) are NOT included in standard POA dues; they require a separate, optional Golf & Country Club membership (Social or Full tier), for which the only pricing found in this research dates to a 2014 promotional offer and should not be treated as current.

Living in Glade Springs Resort

Old Glade is the most established neighborhood, with larger-lot homes surrounding the Cobb Course and closest to the resort's hotel/amenity core. Stonehaven offers lakefront living on Lake Chatham with roughly 1/3-acre lots and homes generally in the 1,900-3,000 sq ft range. Woodhaven, the newest of the three, offers gorge and wooded-hillside views along its namesake course.

Lifestyle & Amenities

TennisPickleballFitness centerPoolDiningPractice facility

The Leisure Center provides steam, sauna, hot tub, indoor tennis and pickleball, a fitness area, basketball, bowling, and a video arcade; Glade's Grill & Bar handles resort dining; a private, roughly 70-acre lake and miles of walking/biking trails round out the recreational base. Full-tier Golf & Country Club members also get outdoor-pool access and a discount on most resort charges.

Location & Surrounding Area

Glade Springs sits in Daniels, unincorporated Raleigh County, about 4.5 miles off I-64 and under 20 minutes from Beckley -- roughly 60-75 minutes from White Sulphur Springs and The Greenbrier, the other half of this combined market. The New River Gorge is within reasonable driving distance.

Costs & Fees

Figures below are labeled Current only when the source itself frames them as presently accurate. Everything else is labeled Historical — a source checked today does not make an old fee a current one.

Annual dues

Current

$2,027.4

This is the mandatory Property Owners Association general annual assessment (2025-2026 rate cycle, $168.95/month), which every homeowner in Old Glade, Stonehaven, and Woodhaven pays and which includes complimentary greens fees on the Stonehaven and Woodhaven courses. It is NOT a golf-club membership fee. The separate, optional Golf & Country Club membership (covering the Cobb Course and full resort amenities) last had confirmed pricing from a 2014 promotion ($150/month single-family, $600/month corporate) -- not current; confirm directly.

What Buyers Should Verify

  • Confirm the current status of the WV Supreme Court / Raleigh County Circuit Court litigation between Justice Holdings and the Glade Springs Village Property Owners Association (case 25-401) beyond this research's September 2026 retrieval date.
  • Confirm whether a sale of the resort operating company has since closed, and to whom.
  • Confirm current Golf & Country Club membership pricing directly -- the only figures found date to a 2014 promotion.
  • Confirm current home price ranges directly with Glade Springs Real Estate; this research found only a general 'new construction from the mid-$300s' reference without a clearly attributable, current primary source.

Notable

  • The Cobb Course, opened in stages in 1972-73, is the only golf course George Cobb designed to bear his own name; Golf Magazine rated it West Virginia's #1 course in 2007.
  • Mandatory POA dues automatically include complimentary greens fees on the Stonehaven and Woodhaven courses -- the Cobb Course requires a separate, optional Golf & Country Club membership.
  • The resort operating company has been marketed for sale since January 2025 with no confirmed completed transaction found as of this research.
  • Justice Holdings LLC and the Glade Springs Village Property Owners Association remain in unresolved WV Supreme Court litigation (case 25-401) over more than $6 million in unpaid assessments, with a May 2026 decision sending the matter back to the circuit court for further findings rather than a final ruling.
