CDA National Reserve vs Gozzer Ranch: North Idaho's Two Flagship Lake Clubs

Gozzer Ranch (Harrison) and CDA National Reserve (Coeur d'Alene) are the two clubs most North Idaho golf-home buyers end up comparing directly. Gozzer Ranch is the older, more established of the two -- a Discovery Land Company community built around a 2007 Tom Fazio course that is widely regarded as Idaho's best-ranked layout, with a famously private, capped membership and no published fee schedule. CDA National Reserve is newer and more transparent: a Tom Weiskopf course rebuilt from a struggling prior club (The Club at Rock Creek) starting in 2021, with a publicly disclosed $150,000 initiation fee and an unusual, explicit rule that membership is only available to people who already own property there. Below is what actually distinguishes them, based on the research documented on this site.

Ownership & History

Gozzer Ranch has been a single, stable Discovery Land Company project since its Tom Fazio course opened in 2007 on 700 acres of former ranchland contributed in part by the Gozzer family -- nearly two decades of continuous operation and reputation-building. CDA National Reserve has a more layered history: it opened in 2012 as The Club at Rock Creek under co-founders Bill Foley and Greg Lane, passed through Foley's Cannae Holdings, and was acquired in 2021 by developer Frank Suryan -- who, notably, was previously a Gozzer Ranch member and has said even Gozzer felt too crowded, prompting him to buy and rebuild the nearby defunct course instead. Suryan has owned CDA National Reserve continuously since 2021; the widely publicized June 2025 relaunch under the 'New Edge Living, a Lyon Living Company' banner was a major amenity and residential expansion under that same ownership, not a change of owner.

Golf Course & Design Pedigree

Gozzer Ranch's Tom Fazio course (2007) is the more decorated of the two: Golf Digest's Best New Private Course of 2008 and a spot on Golf Digest's America's Greatest Golf Courses list in 2013, generally cited as Idaho's top-ranked layout. CDA National Reserve's Tom Weiskopf design, substantially reworked after the 2021 acquisition, is not currently on a national Top 100 list but is regularly cited locally among Idaho's best, alongside Gozzer Ranch and Black Rock. Both are lake-view courses built through significant natural terrain -- Gozzer through black basalt outcroppings with 300+ feet of elevation change, CDA National Reserve through pine forest and native grassland with a signature lakeside downhill par-3.

Membership: What's Disclosed, and What Isn't

This is the clearest practical difference. CDA National Reserve's CEO has publicly disclosed a $150,000 one-time initiation fee (including an equity interest) and reported annual dues around $22,500 in 2025 press coverage -- not an official rate card, but a real, attributed figure. Gozzer Ranch publishes nothing: no initiation fee, no dues, no fee schedule of any kind. Rumored figures in the $500,000-$1,000,000 range circulate in golf media for Gozzer Ranch but are not corroborated by the club and are not treated as fact on this site. The access model also differs in a subtle but important way: CDA National Reserve's own materials state full golf membership is available only to candidates who already own property there, while this research could not confirm whether Gozzer Ranch membership is formally bundled with a property purchase -- secondary sources describe it as the effective practice, consistent with Discovery Land Company's typical model elsewhere, but the club itself does not state this directly in sources reviewed this session. Buyers should request current, written terms from both clubs rather than rely on either club's reputation or secondary reporting.

Residential Scale & Pace

Gozzer Ranch's residential program is essentially built out and mature: 267 custom homesites plus 34 cabins, 28 homestead cottages, and 28 waterfront condominium lodge homes, developed over nearly 20 years. CDA National Reserve is in a much earlier, more active phase: homesites and custom homes are still being sold, and the club is mid-construction on a reported $165 million build-out that includes 24 new Fairway Lodges (from $2 million, 2026 move-ins) and a planned Lake Lodges phase (from $3.5 million, 2027). A buyer drawn to CDA National Reserve should expect an active construction environment for at least the next year or two; a buyer at Gozzer Ranch is buying into an established, largely finished community.
