The Club at SpurWing vs The Valor Club: Two Stages of Boise Metro's Bundled-Golf Model

Meridian's Club at SpurWing and Kuna's Valor Club (formerly Falcon Crest Golf Club) sit about 20 miles apart on opposite sides of the Boise metro area and follow the same broad Treasure Valley pattern -- a non-golf club or social membership bundled into home ownership, golf sold separately -- but at very different stages of maturity. SpurWing is an established, roughly 30-year-old club with three named residential communities and clearly documented bundling terms, now under new ownership (Concert Golf Partners, since February 2025). The Valor Club is a course with an even longer operating history (opened in phases from 1997 to 2010) that is only now, in real time, converting from public to semi-private play as Century Golf Partners and M3 Companies build out the surrounding Valor community around it. A buyer choosing between them is really choosing between a finished product and a genuinely in-progress one.

Side by Side

How They Compare

Membership bundling maturity

The Club at SpurWing

Settled and consistently documented: mandatory, HOA-bundled Lifestyle/Social membership in all three named communities (Greens, Heights, Estates); golf sold separately.

The Valor Club

Still forming: course actively transitioning from public to semi-private/private; only Trilogy Valor (55+) has a documented homeowner-specific golf-membership program (reservation list, not automatic).

Golf product

The Club at SpurWing

27 holes across two courses -- 18-hole Myron Tucker championship design (reported longest private course in the Treasure Valley) plus a 9-hole Steve Pate par-3 Challenge Course.

The Valor Club

36 holes across three courses -- 18-hole Falcon Crest Championship Course plus the Cadet (2004) and Freedom (2010) nine-hole courses; course remains open to public play as of this research.

Ownership / operator

The Club at SpurWing

Sold by longtime owner-developer The Sundance Company to Concert Golf Partners in February 2025 (Concert Golf's first Idaho club).

The Valor Club

Course managed under Century Golf Partners' Valor Club brand; surrounding community developed by M3 Companies; original course built out by owner-architect Hans Borbonus (1997-2010).

Residential communities

The Club at SpurWing

SpurWing Greens, SpurWing Heights, and The Estates at SpurWing Greens -- all documented as carrying the bundled Lifestyle membership.

The Valor Club

Trilogy Valor (55+, homeowner golf-membership reservation program) and Reveille at Valor (non-age-restricted, no documented golf-membership program).

Price positioning (documented ranges)

The Club at SpurWing

Roughly $600K-$1.8M in SpurWing Greens resale; $700K-$900K in SpurWing Heights; $4.7M+ average in The Estates' custom builds.

The Valor Club

Roughly $356K+ starting in Trilogy Valor; roughly $554K-$1.17M in Reveille at Valor.

Golf-membership pricing

The Club at SpurWing

Third-party aggregator reports an initiation fee near $40,000 and annual dues near $11,220 for the golf tier -- unconfirmed against the club's own current rate sheet.

The Valor Club

No published initiation fee or dues figure found for the Eagle Full Privilege golf membership; confirm directly with the club.

Membership Bundling: Finished vs. In Progress

At SpurWing, the bundling terms are settled and consistently documented: every home in SpurWing Greens, SpurWing Heights, and The Estates at SpurWing Greens carries a mandatory Lifestyle (Social) membership as part of HOA dues, with golf sold separately. At The Valor Club, the underlying course is still converting from fully public to semi-private/eventually-private, and only one of its two residential neighborhoods -- Trilogy Valor (55+) -- has a documented, homeowner-specific golf-membership classification (a reservation list, not automatic inclusion). Reveille at Valor, the non-age-restricted neighborhood in the same master plan, has no such documented program despite marketing golf-course-frontage homesites. A buyer at SpurWing knows exactly what they're getting; a buyer at Valor is buying into a plan still being finalized.

Golf Product

SpurWing offers 27 holes across two courses: an 18-hole, 7,300-yard Myron Tucker championship design (reported as the Treasure Valley's longest private course) and a 9-hole, par-3 Steve Pate Challenge Course. The Valor Club offers more total golf -- 36 holes across three courses (the 18-hole Falcon Crest Championship Course plus the Cadet and Freedom nine-hole courses, built out in phases from 2001 to 2010 under owner-architect Hans Borbonus) -- but as of this research remains open to public play while its private transition continues, rather than being a fully private facility today.

Ownership & Operating History

SpurWing changed hands in February 2025, sold by longtime owner-developer The Sundance Company to Concert Golf Partners, a national private-club operator (its first Idaho club). The Valor Club/Falcon Crest has a longer continuous operating history under owner-architect Hans Borbonus dating to the late 1990s, now paired with a newer operating and development partnership (Century Golf Partners managing the club, M3 Companies developing the surrounding Valor community) actively converting it toward private membership.

Price Positioning

SpurWing's communities run from roughly $600K (SpurWing Greens resale) up through a $700K-$900K SpurWing Heights range to a $4.7M+ average in The Estates at SpurWing Greens' custom-build phase. Valor's communities are, on the numbers found, more accessible: Trilogy Valor starts around $356K and Reveille at Valor runs roughly $554K-$1.17M. Neither market bundles golf-membership dues into HOA fees; in both cases golf membership is an added cost on top of the home and HOA dues, and specific current pricing for golf membership itself was not published for either club in sources reviewed this session.

What This Means for Your Search

There is no universal winner -- the choice depends on how much certainty a buyer needs versus how much upside from an actively-growing, less-expensive community they're willing to bet on. A buyer who wants clearly documented, already-settled bundling terms and an established club under stable (if recently changed) ownership should look more closely at SpurWing. A buyer comfortable with more construction risk and an in-progress membership structure, in exchange for currently lower home prices and 36 holes of golf rather than 27, should look more closely at Valor -- but should verify the club's actual current membership terms and the community's actual build-out status directly before assuming today's marketing describes tomorrow's reality.
