Kuki'o is Discovery Land Company's original Hawai'i property and remains one of the most exclusive private residential golf communities in the state. Opened in 2002 on roughly 1,100 acres of oceanfront lava-field land north of Kona International Airport, the community is split into three named areas -- Kuki'o itself, the 300-acre Maniniowali (with views of Kua Bay), and the smaller, 81-acre oceanfront Kaupulehu -- each carrying its own community-association dues on top of club membership.
Tom Fazio's first Hawai'i design anchors the club: an 18-hole championship course stretching over 7,400 yards through natural lava formations with sweeping Pacific views, paired with a 10-hole short course (seven par-3s, three par-4s) for a lower-commitment round. Golf sits alongside an extensive beach and family amenity base, including a sports complex in Maniniowali with pools, volleyball, and basketball facilities.
Membership at Kuki'o is not optional: every property purchase requires acceptance into the Club, with no path to ownership that bypasses membership. That makes Kuki'o one of the clearest bundled-to-homeownership equity clubs on the entire Kona-Kohala Coast, alongside Kohanaiki and Hualalai -- though each of the three structures its fee schedule, course lineup, and residential product differently.
Golf & Course
The 18-hole championship course was Tom Fazio's first design in Hawai'i (2003) and remains one of the state's most dramatic lava-to-ocean layouts, stretching past 7,400 yards from the back tees. A separate 10-hole short course (seven par-3s, three par-4s, roughly 2,261 yards) gives members and their families a shorter, more social golf option without committing to a full 18-hole round.
Membership & Access
Does buying a home here include club membership?
Buying property in Kuki'o, Maniniowali, or Kaupulehu does not merely make club membership available -- it requires it. Every property purchase within the three areas comes with mandatory acceptance into Kuki'o Club membership, carrying its own initiation fee and annual dues on top of the purchase price and community-association dues. There is no non-member ownership path at Kuki'o.
Living in Kukio Golf and Beach Club
Kuki'o's roughly 1,100 acres are split into three distinct, separately-HOA'd residential areas -- Kuki'o, Maniniowali, and Kaupulehu -- all sharing the same club and golf amenities but carrying different community-association dues and, in places, different architectural character and lot sizes (from roughly a third of an acre up to two-plus acres).
Lifestyle & Amenities
Beyond golf, Kuki'o layers a full beach-club and family amenity base onto the community: oceanfront beach access, a family sports complex in Maniniowali with pools, volleyball, and basketball, and clubhouse dining -- positioning the club as a full lifestyle destination rather than a golf-only amenity.
Location & Surrounding Area
Kuki'o sits on the Kona-Kohala Coast roughly seven miles north of Kona International Airport, immediately adjacent to the Four Seasons Resort Hualalai property and near Kohanaiki to the south.
