Vaquero is a gated golf community in Westlake, Texas, built by Discovery Land Company beginning in 2001 on roughly 525-800 acres of the former Circle T Ranch, land once held by the Hunt family and later Hillwood. It comprises approximately 350-400 luxury home sites integrated directly around a single private golf course, with security widely described as among the strictest of any DFW gated community — no one passes the gates without prior approval. Homes range from roughly $1.5 million to $10 million, with a 2026 median listing price near $5.15 million for luxury inventory.

Golf & Course

The Vaquero course opened in 2001 as a Tom Fazio design. In 2022-2023 the club undertook a $23 million ground-up redesign led by architect Andrew Green, reopening in November 2023 with rebuilt greens (now on a hydronics system for year-round soil-temperature control), reshaped and widened fairways, rerouted holes, and a reworked bunker scheme (fewer total bunker acres but more individual bunkers). The course is private and reserved for members and their guests.

Membership & Access

Does buying a home here include club membership?

Membership is tied to the property.

Buying a home in Vaquero does not automatically include club membership. Vaquero offers Equity Golf and Equity Social memberships, each requiring a one-time initiation fee due upon application; the club reviews and approves every applicant, including a purchaser who is offered a seller's membership at closing. Memberships are transferable through the club to the subsequent purchaser of a member's residence or home site, and an Equity Member may also transfer a membership to an adult child without additional contribution — but a resigned membership otherwise returns to a club-controlled waitlist rather than automatically passing with the property. In short: residency and membership are tightly linked in practice, but legally and procedurally distinct, with the club retaining approval authority at every step.

Living in Vaquero Club

Vaquero is a fully gated community with reportedly the strictest access control of any comparable DFW gated-golf address. The roughly 350-400 home sites sit on rolling North Texas terrain — limestone ridges, cedar draws, and pond-fed arroyos — with the golf course woven through the development rather than positioned at its edge. A homeowners' association governs the community separately from the golf club itself.

Lifestyle & Amenities

TennisPoolDining

Beyond the golf course, Vaquero's community amenities include a private fishing lake, a park, a community swimming pool, and a tennis court, in addition to the golf clubhouse's dining facilities.

Location & Surrounding Area

Vaquero sits in Westlake, Tarrant County, roughly 20 minutes from downtown Dallas and adjacent to the Southlake/Trophy Club/Grapevine gated-golf corridor covered in this market. Westlake itself is a very small, very affluent incorporated town (Forbes has named it among the country's most affluent, with reported median household income near $250,000); Vaquero sits southwest of Trophy Club and northeast of the Hidden Lakes area within Westlake.

What Buyers Should Verify

  • Current equity golf/social membership initiation fee and annual dues directly with Vaquero's membership office — available third-party figures conflict substantially ($175K vs. $325K initiation).
  • Exact current homesite/home count and any remaining new-construction inventory versus resale-only status.
  • Specific approval timeline and criteria for a new homebuyer seeking membership.

Notable

  • Built on the former Circle T Ranch, land historically associated with the Hunt family (via Hillwood).
  • The Andrew Green-led 2022-2023 redesign cost a reported $23 million and included installing a hydronics (soil-temperature control) system under all 18 greens.
  • Westlake, the town Vaquero sits in, has been named among the most affluent small towns in the United States.
