Looking for a Golf Community in San Francisco / Peninsula?
US Golf Living can connect you with a local real-estate specialist who knows San Francisco / Peninsula's golf communities.
San Francisco and the northern Peninsula make up one of the oldest, most concentrated old-money private-club scenes in American golf, but they are not a bundled-golf real estate market in the way Florida or Arizona buyers might expect. US Golf Living researched twelve candidates here: The Olympic Club and San Francisco Golf Club (both invitation-only, both inside San Francisco city limits), Lake Merced Golf Club and California Golf Club of San Francisco (the latter physically in South San Francisco despite its name), TPC Harding Park (a municipal course that has hosted the 2020 PGA Championship and 2025 Presidents Cup), and a string of established private clubs running down the Peninsula through Millbrae, Hillsborough, San Mateo, Menlo Park, and Woodside. With one partial exception (Half Moon Bay Golf Links' Old Course, which physically winds through the Ocean Colony community on the coast), none of these anchor a purpose-built residential development the way a Florida or Texas 'bundled golf' community would -- access here is almost universally a separate, sponsor-or-invitation-based club membership layered on top of already-desirable Peninsula real estate, not something that comes with the deed.
Golf Character
This market's identity is defined by exclusivity and history rather than residential bundling. The Olympic Club (founded 1860) and San Francisco Golf Club (founded 1895, an A.W. Tillinghast design consistently ranked among the country's best) are both invitation-only clubs inside San Francisco proper, with membership by sponsorship and no public application path. Down the Peninsula, Burlingame Country Club (1893, physically in Hillsborough) is recognized as the oldest continuously operating country club west of the Mississippi River; Peninsula Golf & Country Club in San Mateo (originally The Beresford Country Club, 1911) holds the only Donald Ross-designed course on the West Coast and caps golfing membership at exactly 350 Proprietary Members; Green Hills Country Club in Millbrae has carried three names across its history (Union League Golf and Country Club of San Francisco in 1930, Millbrae Country Club after a 1933 Depression-era reorganization, and Green Hills since a final 1945 reorganization) over an Alister MacKenzie design. Menlo Country Club (Woodside) and Sharon Heights Golf & Country Club (Menlo Park) round out the old-guard tier, both private and gated or access-limited, both drawing membership from the wealthiest parts of the mid-Peninsula. The one genuine break from this pattern is TPC Harding Park, a City and County of San Francisco-owned municipal course that is nonetheless the only municipal facility in the TPC Network and has hosted the 2015 WGC Match Play, the 2020 PGA Championship, and the 2025 Presidents Cup -- a destination-caliber public asset with no membership or residential bundling of any kind.
Membership & Access Patterns
No anchor researched in this market bundles golf access into a home purchase. The San Francisco clubs (Olympic Club, San Francisco Golf Club) are invitation-only with sponsorship required and reportedly very long odds of entry; Peninsula Golf & Country Club is explicit about its access model, with golfing membership capped at 350 Proprietary Members and a formal sponsor-plus-interview process. The remaining Peninsula clubs (Burlingame, Menlo, Sharon Heights, Green Hills, Lake Merced, California Golf Club of San Francisco) are private, member-access-only facilities where a homebuyer's proximity to the club confers no membership rights -- access is purchased or applied for separately in every case researched. TPC Harding Park sits at the opposite end of the spectrum: fully public, pay-to-play, with SF resident cardholders getting preferential green-fee rates but no gate, no membership, and no bundled residential connection whatsoever. Half Moon Bay Golf Links, on the coast, is the market's clearest proximity-versus-access case: its Old Course physically winds through the gated Ocean Colony community, but golf there remains resort/pay-to-play for anyone, and no evidence was found this session that Ocean Colony homeownership includes or grants preferential access -- that finding is recorded as needs_verification pending further confirmation, not published as a bundled-golf claim. Buyers should treat every club in this market as 'apply, sponsor, or pay separately,' never as an amenity that ships with the address.
Geography & Getting Around
The market spans two distinct geographies: the city of San Francisco itself (Olympic Club, San Francisco Golf Club, TPC Harding Park, and Presidio Golf & Concordia Club -- the currently-operating private club, at 8 Presidio Terrace, formed by a 2016 merger with the historic Concordia-Argonaut Club, adjacent to but organizationally distinct from the public Presidio Golf Course) in the southwest and Presidio areas of the city, and a string of northern-Peninsula towns running south along the Highway 101/El Camino Real corridor -- Daly City (Lake Merced), South San Francisco (California Golf Club, despite its San Francisco name), Millbrae (Green Hills), Hillsborough (Burlingame Country Club, despite its Burlingame name), San Mateo (Peninsula Golf & Country Club), Menlo Park (Sharon Heights), and Woodside (Menlo Country Club, despite its Menlo Park-adjacent name). Several of these clubs carry a city name that does not match their actual physical location -- a recurring identity pattern in this market that buyers and researchers should not resolve by name-matching alone. Half Moon Bay, on the San Mateo County coast west of the Peninsula via Highway 92, is geographically separate from this 101 corridor and functions as its own coastal resort-golf pocket.

What Buyers Should Verify
- No numeric initiation-fee or annual-dues figures for any club in this market were confirmed at a primary club source this session -- every figure found was a third-party aggregator estimate (and several aggregators disagreed sharply with each other, e.g. The Olympic Club and San Francisco Golf Club); confirm current pricing directly with each club before relying on any published number.
- Presidio Golf & Concordia Club's identity is now resolved (see its anchor record), but its per-member initiation fee/dues and the precise current operational relationship between club-member play and the Presidio Trust's public tee-time system on the shared course were not confirmed this session.
- Half Moon Bay Golf Links' possible destination_exception case (tournament-hosting history) was not reached before this session's shared WebSearch budget was exhausted -- needs a completion pass.
- Gated status and precise access-type classification (equity vs. non-equity) were not confirmed at a primary source for Lake Merced Golf Club, Burlingame Country Club, Menlo Country Club, Sharon Heights Golf & Country Club, Green Hills Country Club, or California Golf Club of San Francisco.
Notable
- TPC Harding Park is the only municipal course in the TPC Network and hosted the 2020 PGA Championship and 2025 Presidents Cup.
- Several clubs in this market carry a city name that does not match their physical location: California Golf Club of San Francisco is in South San Francisco, Burlingame Country Club is in Hillsborough, and Menlo Country Club is in Woodside.
- Peninsula Golf & Country Club's 1920 Donald Ross redesign is the only Donald Ross-designed course on the West Coast.
- Green Hills Country Club in Millbrae has operated under three names since 1930: Union League Golf and Country Club of San Francisco, Millbrae Country Club, and (since a 1945 reorganization) Green Hills Country Club.
- Burlingame Country Club, founded 1893, is recognized as the oldest continuously operating country club west of the Mississippi River.
- Presidio Golf & Concordia Club (8 Presidio Terrace) is the 2016 merger of the historic Presidio Golf Club (founded 1895 on Presidio grounds) and the Concordia-Argonaut Club (San Francisco's oldest Jewish social club, founded 1864); it remains a currently-operating private club, distinct from the adjacent public Presidio Golf Course.
